Ah turns out zoning only allows bed and breakfast businesses. But this was a good crash course for another investment!

@Jaysen Medhurst thank you so much! That is helpful. I'll definitely need to do some more research on this! I'm assuming I'll need to get an attorney to draft up a lease then? Or is there an online service that I can somewhat customize a lease that way?

Hello! I'm new to the world of rentals, and I have a historic restoration that I just completed and have it listed for rent. I just had someone contact me about renting it for commercial use. I'm checking with the city on zoning right now, but I'm trying to figure out what questions to ask to see if this is a good fit. Also, since no one would be living there, who do I do that background and credit check on? The business owners? Thanks!
