Earned $10,220 per ROOM with shared bath.

Good morning this happy white weekend!

I personally airbnb 2 rooms-with-shared-bath (you'll get more $ per night if your room has a private bath),

and listed each room separately. It generated $20,440 income in 2018.

I wanted to share my experience, and ask if anyone here use airbnb in place of regular leases.

I found it fairly easy; my physical presence is not needed. The system finds tenants for you, and even gives you a $1,000,000 insurance

coverage. Cashflow from airbnb is higher than from usual rent rates, and the system

verifies tenant's government IDs. I set-up to only accept tenants with reviews,

and to personally pre-approve them before they are allowed to book. I have basic rules in place, as well,

like

"no shoes in the house". So it's safe; and clean even in the winter. I only encountered one jerk in about 100 people I hosted. They pay for the room turn over so I have a housekeeper come for it.

I just like the idea that my rentals won't ever have vacancies anymore. That is because you can Airbnb and not be there yourself. That's HUGE.

So far I "tested" airbnb on 2 rooms, and am now ready to start using the same process for my new rentals. What thoughts do you have about using Airbnb for your many rentals?
