I wouldn't recommend remote guru programs, but imho Andrew's local one is a must. 

No one paid me to promote Andrew, of course Lol. I never been one of those people at the 3-day to talk anyone into it. I just genuinely appreciate him and his staff because I wouldn't be where I am today without them. 

I am taking all of what I said before back. What I wrote before was out of excitement and belief that what I saw in that program was for real. It was not. First, Andrew Holmes decided to remove me from the program because I followed my real estate lawyer's advice, and "disobeyed" Andrew's legal advice: I didn't file a foreclosure on my paying borrower. Secondly, the more time passed by, and the more I've seen, the more HORROR I observed the program caused to simple people. Andrew took my $18k and promised 2 deals: he gave me one that he also gave to someone else before I closed on it...At this time, I cannot stay quiet anymore. I encourage others to speak up too - speak only truth, and only facts.

Frankie, how're things for you now?

Does anyone know a conventional investment lender who will not pull the rug under you at closing, but at the same time offers the lowerst rate? 

Because of the crisis, only government backed loans are avaialble to refinance.. What company would you recommend to use? The cost of the loan is more important than good customer service. Thank you

Hi all, for those doing airbnb and other short term rentals, what company to use for room turn-over/cleaning in Northern suburbs of Chicago? It doesn't seem we have any in this area...

Thanks, Mark and others! We went to the property, and tenants immediately told us "Oh yeah, the toilet has been running non-stop for 2 months!" 

Can we use the fact that tenants neglected to tell us about this earlier to evict them on the basis of "causing damages"? They are uncooperative, unappreciative people trashing the place, and we want them out lol (their portion is only $75 so they do pay that and nothing else) but they knocked out doors, broke walls, got unauthorized pets in there -twice, etc, and now their negligence to tell us about the toilet leak they *knew* about for 2 months had us pay extra $1,600 just for the water bill..... does anyone have an experience of evicting tenants based on "damages", or unpaid charges for damages? Ty!

Thank you. There is no water softener. Does Chicago allow you to see hourly usage, anyone? I never heard that it does.. If you have a contact of someone knowledgeable from the Chicago water department who can help, please share.
