Anybody know if AZ taxes my Arizona LLC if it owns an out of state income property and how that would actually work?

If it's a 'loss', and I'm "double taxed" in AZ and the other state, does that actually help short term?

When/if I sell is there anything I need to know?

Can anybody tell me if AZ charges in-state taxes to AZ based LLC if they own property out of state?

I'm looking to use my LLC to purchase a Missouri Property and don't want to be taxed double. I'd rather open an LLC in a state that won't do that and I don't know if AZ is one of them!

I’m guessing you didn’t read the az statute. That would probably clear it up for you.

I don’t know it, but my assumption is “1 property.”

The law isn’t written with easy loopholes found on Google searches. Get your damn license under a broker and don’t try to subvert the law.

I got 12% on my last deal in a Mesa SFR strictly off monthly cashflow.

In reality I doubled my money 6 months later.

99/100 Realtors are ignorant to investing.

Luckily I’m my own realtor.

A fridge yes, washer dryer not as much. Depends on the property.
everybody who looks at your house is thinking they have to buy a $2000 fridge. yes you can get them cheaper but that’s not what they’re thinking. That’s a move in cost most don’t want when they already need $3-5k+ to move in.

How much is the earnest?? 

1. If it's in excess of one months PITIA, then let them do it.

2. If it's not, get an addendum and a new check to cover the amount of PITIA money you'd lose if they backed out and you had to get another deal closed.

This is why earnest is there.  So they pay for possible financial damages up front.

If you’re going to get a conventional loan you should be talking to Your loan officer, not asking us randos online. 

Step one to buying conventional is get prequalified for the loan.
