New to Real Estate. Need advise on House

Hello Everyone,

My name is Jaime and I own a home free and clear. Property is worth approximately $100k.

I want to invest in single family homes.

I have about 20k in capital (excluding the home)

I am currently renting home for $700 a month.

Any advise on what I should do with this house? Sell or continue renting?

Current renters are willing to do an owner finance of 5% interest. 30 yr mort. $5000 down payment.
