Another option is cash out refinance. Banks will let you take out 70-75% of the value of the property. You will then have a Mortgage on the property but cash to acquire additional investments.

IBC, SSFCU, Willowbend offer cash out refis.

Congratulations on your 10 SFHs. Can you explain briefly on how you accomplished this goal. I personally have 1 SFH and 1 MFH but it is difficult without having 20% Downpayment to acquire another property. How did you leverage your properties to now have 10 total. Thanks for sharing

Great job those numbers look great. I have been looking around but everything in the RGV In my opinion is overpriced right now. I am looking at MFH to invest in but everything is 350-400k. I recently bought a triplex for 150k and remodeled it, in the process of cashing out and getting my money back so I can re-invest. I’d be interested in the meetup as well. Please keep us informed.

For investments purposes most banks require 20-25% down. I just acquired my first MFH and had to put the 20% down. You can also house hack as you buy a duplex/triplex/ quad and possibly only have to put down the 3-5%. After a year you can get out and do it all over again. Hope this helps.

What’s a good place to acquire rental leases for the state of Texas?

What are some main points that I should require for future tenants that have helped you?

Attorneys are charging over $500 for a simple rental lease. Is this reasonable or can I get something cheaper?

Hello everyone,

What house should I use a HELOC on?

House #1- Free and Clear appraised at 105k

House #2- Appraised at 200K, owe 75K

Am looking at a couple single family homes to invest, with the money from the HELOC. Which is the better strategy and why?
