Rental property analysis template- suggestions/ideas

Im looking for a rental property analysis template (ideally on Excel). 
Id like something where I can analyze a potential property, and also demonstrate cash-flow on my existing properties. 

Having the four square rule already formulated into an excel document would be helpful.

Im not very skilled when it comes to excel, and was hoping to find one that has already been created, visually appealing and easy to read. This way i can send it to potential JV partners who don't know or understand much about real estate (mainly family and friends)
