@Corey Frank thank you! This information is invaluable. I need to narrow down my list of a few different cities and then start digging deeper into these types of details. Trying to build my list, and hopefully save myself some time by having other experienced investors direct me to the areas they are drawn to (or try to avoid!).

10+ caps are definitely hard to find. In most markets that we are looking in we re lucky to find 5-6 caps- not to say it is impossible but sticking to that criteria will make it very difficult for you find a deal. Thank you for your responses this is good information, I was under the impression that there are still markets in the US that provide higher cap rates. 

Based on the other criteria, where would you suggest the healthy multi-family markets are currently?

  • Looking for markets with:
    5+ unit buildings
    Cap rates of 10% or higher
    Low vacancy
    Low taxes
    Good Property Management (several companies to chose from)
    Landlord Friendly

    Looking to invest long distance from Canada- we will consider any area as all purchases will be considered long distance investing and its all about the numbers. Hoping we can narrow down which states/markets to start researching more. Right now we are a bit overwhelmed with where to start.

@Brandon Sturgill We are still doing out homework in terms of lending opportunities, corporate/tax set up etc. We have chosen 5+ units as it seems it will be easier to secure financing as the asset will qualify itself, rather than our income/credit score having to be used to qualify (which cross border lenders will probably consider risky as we have no financial footprint in the US yet).

As a Canadian I'm considering dipping my feet into the US market. Prices of properties in Canada have sky rocketed and rents have not. Where we currently invest, we have strict Tenant/Landlord laws making it very difficult to increase rents and almost impossible to evict a tenant (even for the best of reasons!).

We would obviously be investing at a distance, so we are open to any state/city that makes the most sense in terms of purchase price, cashflow and most importantly landlord friendly. We would also ideally want to invest in properties with around 10-12 units (flexible on this).

So far we have looked into Ohio, Indianapolis, and Texas. 

Where would you suggest I narrow my search?

We are closing on a 4plex later this week, and will be inheriting all 4 tenants. I was hoping someone here would have a template or copy of a letter/document that you send to tenants to let them know of the changes in ownership, and to notify them of our plans, expectations and and how to direct their rent payment to our accounts etc.

I’ve been attending a local real estate meetup, having a business card is one of the main ways members exchange contact information.

Does anyone have any advice or templates of business cards for beginner real estate investors. I’d like a card that stands out, yet isn’t too over the top or tacky.

I do not have a business name, and feel like a business name is a little eager for only owning 2 properties so far.

I’d love to see your business cards!
