Empty Commercial Building Next Door

I have a triplex on a main street in a small town under contract. Have discovered  that the big Salvation Army retail store which is next door has gone out of business. The police state there is no crime in this area of town and the town is relatively safe. I have called the city for information about  any plans for this property. What are your thoughts?  Would you back out of the deal based on this condition next door? Thank you.
