In my 4-plex, the tenants are going to be asked to contribute to the water bill.  Is it best to assign a  cost per unit or per occupant? Alternatively is it better to simply rise the rent? Thanks for your help!

I have spoken to my 4 property managers who manage buildings in various parts of the country. As long as the tenants that need help is less than 50%, I am going to forgive rent during the pandemic. My thinking,  based on my 10 years as a renter, as that tenants are not able to catch up and to ask that they do would stress them out. As long as 50% of my tenants pay, my bills associated with the buildings will be covered.

My tenant of 8 years vacated and obviously had allowed the dogs to urinate on the floors, cabinets, carpet, etc causing major damage. There have also been leaks under kitchen sink and bathroom toilet. None were reported nor discovered during inspections as the tenant did not permit the PM to enter the unit [now we know why]. Is the PM responsible for the damage caused by his lack of performing inspections as called for in our agreement? That PM retired and the business taken over by a new person with the same company name. All opinions and advice appreciated!

I am doing due diligence on a triplex in DE.  One unit is rented. Its lease has been provided, and the standard real estate contract states that the sale is subject to this lease. 

The tenant has at least 2 additional people living there and a dog, too - three violations. When I mention that  the seller needs to cure the violations, the agent replies that the tenants pay on time and the seller is not going to "rock the boat" with paying tenants. Seller is not providing proof that the tenants are paying and paying on time. Top it off with the seller being an attorney, which the agent uses in attempts to intimidate me into dropping my concerns. 

What recourse do I have? The agent says loudly that I will lose my deposit if i do not close.  All comments appreciated!

I have a triplex on a main street in a small town under contract. Have discovered  that the big Salvation Army retail store which is next door has gone out of business. The police state there is no crime in this area of town and the town is relatively safe. I have called the city for information about  any plans for this property. What are your thoughts?  Would you back out of the deal based on this condition next door? Thank you.
