Loaning Money to Landlords

I was watching a webcasts and the presenter mentioned loaning money to landlords "stretched" for the purpose to make a "big" repair and charge 20%. Do you think this could be a "business", seeking out landlords that need cash quick?

 Why wouldn't they just use a credit card in that situation? I don't see the market for this product. It's also incredibly risky for the lender. You make money by lending to people who will pay you back, not by lending to people who can't pay you back.
