Some recommendations for submeter

I'm buying a house with an owner occupied loan. The house has a guest unit, so i'm willing to rent the main house and live in a tiny unit. I have heard that you can do submeter for this case, but I don't really sure how. Do you have any recommendation what are good companies in San Antonio area?
