Post: Texas rental lease recommendation

I'm renting my house out here in San Antonio, but not sure which lease should I use. I want to use TAR (Texas Association of Realtors) but I'm not a member, can't afford at this point. Do you have any lease recommendation? I'm thinking about TAA (Texas Apartment Association) however, I want to know if there is any comparable choices.

I'm buying a house with an owner occupied loan. The house has a guest unit, so i'm willing to rent the main house and live in a tiny unit. I have heard that you can do submeter for this case, but I don't really sure how. Do you have any recommendation what are good companies in San Antonio area?

Do I need LLC for small multifamily like du/tri plexes?
I'm closing on a single family home (that its going to be for rent and I'll live in), and thinking about buying a fourplex. What is the best option in your opinion for people who just get started?
