adding new items to a lease

What is something you added as a hindsight to a lease, or added because of a bad experience?

I use the standard leases/documents from my states Multi Family Owner Organization.  These have all been run thru legal teams so I know they are good legally. 

The only items i have created custom wording on is parking and pet policy/agreement.
