Rental Vacancy Rates
Looking at buying RE remotely, so cant go to local investor meetings. I am after a Rental Vacancy Rate, by zip or suburb for different areas (and States)
Does anyone know of any good resources online.
Cheers
I doubt there is a resource that can track a vacancy rate by zip. To achieve this, someone must continuously gather the information (number of units and number of days they remained vacant in a given year/month) from the landlords - big (apartment complexes) or small (mom-n-pops).
If your rental is in rentable condition and you price it correctly, figure at least a month, 2 months max to find a tenant.
If you rent to a Section 8 tenant - find out how long does Sec8 take in your County to inspect the place. For instance, in Balto City it's 8 weeks. Plus time to fix stuff they find and wait for thwem to re-inspect. Plus time to find the tenant before you can submit the paperwork to the Sec8 office.
Check the Metropolitan Area Quarterly Residential and Business Vacancy Report:
I used redfin. If you search by city, on the left nav, click on Stats and Trends and then on the right nav click on Demographics. That will let you select the area by neighborhood or zip code, giving you detailed vacancy rates.
Thanks to all that have replied,

I am hoping there is such a resource hence the question. Certainly no harm in asking

This sounds like a fantastic resource. However I am denied access to this resource recieving the following message

The Web server you are attempting to reach has a list of IP addresses that are not allowed to access the Web site, and the IP address of your browsing computer is on this list.
I suspect this is because i am trying to access the website outside of the USA (from Australia). Looking on Wikipedia this does look like a handy resource that may give what i am after. So thanks for the post. But sadly no help to me. Whether it has rental vacancy rates - i can only hope it does.

Interesting site, and certainly worth a look. However this gives Housing Vacancy rates - not rental vacancy rates. Which is significantly different. If i was looking in these areas i would certainly look again at the site.
http://www.city-data.com is a useful reference for other areas, but still lacks Rental Vacancy Rates..
However, it does perhaps suggest that first i need to find a realtor who has access to this sort of data, and then pick where to buy. Rather than vice-versa.

Peter, send me an email address and I can download the file and send it to you. It's best if you can use a proxy server, there are all kinds of good information to browse through...
Try looking at Marcus and Millichap's data online.
I was looking for vacancy rates to analyze a refinance deal, and came across this thread. The neighborhoodscout.com site was really helpful. Thank you Jennifer!
Jim, I also tried the huduser.org site, but apparently it stopped providing the data for download in April 2011. The latest data goes through September 2010, but I still can't download it. That would've been nice if they continued to make that resource available, at least to have multiple sources to cross-verify data.
Oh and here's another link I found:
http://economistsoutlook.blogs.realtor.org/2015/12...
Although I haven't found data past 2014.
Found this link and while it doesn't specify the property type nor does it have any updated information it may be helpful.

Hi can anyone please provide reference to a resource that does by zip or city or street level on the rental vacancy rates or occupancy and the housing vacancy rate
