Statute of Frauds in Texas?

Many of you know the scenario my tenant has recorded me making promises etc.  Please do not give me the third degree I know all of this was a dumb idea.  

A particular conversation went like this:

The property unknown to me needed a TON of work September 2018 the lease starts there is water coming into three rooms when it rains from the foundation.  Then there were several walls that were infested with mold.  I told the tenants mid September at anytime they could have ALL of their money back they said no ever how long it took me to get the house ready they were willing to wait.  I was able to get the house habitable the early part of October.  Due to the situation I told the tenants I would waive October since they had to give their current landlord a 30 day written notice to vacate and since they paid September and were not able to live there that would go toward November's rent.

The situation is super weird they still are not residing in the house they have occupancy BC they bought ALL of the previous tenants furniture.

It took me A TON of money to get the house up to the point that it is now.  Sorry for the long story but I am just curious how enforceable the statement would be of me promising they could have their money back at anytime is back in mid September especially when they initially declined I did mention AT ANYTIME like a dummy, but this was long before I spent a ridiculous amount of money on the house.

I know there is also something called non forceablility of verbal agreements
