How to determine the sell price of a house

I am curious on how to determine the sell price of a house?  I know realtors can pull comps etc but my house is unorthodox the neighborhood in the area my house is built in would build mansion nice houses at the end of a cul de sac which is my house and then build smaller not as nice houses throughout the neighborhood.

Something is only worth as much what people pay I get that.  Realtors are hard on Trulia, Zillow, and other sites saying you can't go by what they say.  Most all sites say my house is worth around 550k the county appraiser tries to say the house is worth 525k

Trying to figure the best methodology to determine sell price.

@Aaron W., ultimately, the sell price will be what you agree to. (Joe: "site", not sight).

With any luck, two (or more) competing buyers will want your end of cul de sac plot, and might value the land at more than what the county appraiser has. (Lots of homes sell for more than the list price!) Good luck...
