Management Company fees

Dear BP family, 

A quick question here. What types of agreements do you have with your management companies ?

Does the management company collects the rent at the beginning of the month and gives you your portion minus the management fee by the 15th? Do you collect your rent at the beginning of the month and later pay your management their fees? Is there some sort of compromise where you collect 80% and the management collects 20%, or something similar? Does it depend on a state? does it matter if the tenants are section 8 tenants?

Trying to figure what's the best agreement to have with my management company.
