Hello sacramento investors I am looking to find a few people wanting to possibly do some gap funding for future projects in sacramento area I've done a many successful flips and this year iam wanting to expand an little and get an extra project or 2 going at same timen. % and amount would all depend on project

Hi bp I've been flipping homes here in Northern California and see market is self correcting/winter coming. so have been looking over the forum finding great stuff but wanted to reach out and see where people have rentals at and what they recommend buying? I've heard Ohio I good place and have over 200 new companies started out this or last year and state is investing 100s of millions into it. also New Mexico is getting Netflix. how do yo guys norrow your search of where its best to invest. any PM you use or recommend??

 I will be doing a commercial loan 

I would like to do duplex min. 4plex ideal

would like property to be under 150-200 most

have passive income

@Bob Floss II Sorry was looking back at this post I did. So I guess what I'm asking is this will be my first year flipping tax wise. Since I'm self employed and being that mortgage compaines want 2 years of income. Would I just have to wait till day 2020 3rd year of taxes of self employment or if I bought property hard money n had it rented I could conv. Loan so I could pretty much get lower interest. And majority of money back I had to put down for hard money and any reno cost?

Yea not sure about that article I'm in sacramento,ca and in escrow after 1 week on market with offer 18k above asking although I always price lower to get more attention to my properties.

Also replace house filter and maybe even scrub a little behind the vent covers

Defiantly like people are saying use the kilz or the zinsser 123 I used that on last house that was smoker. I think what we did was wash with soap n sponge real quick then sprayed it but defiantly let it air out while spraying n drying extremely strong smell

Hello everyone on BP I've been walking with some people and interested in possibly doing the brrrr strategy my only concern being full time flipper how I go from hard money loan part to the conventional loan part if I don't have a proof of income. Also have been flipping for about year and talking with mortgage person if self employed you need 2 years of bank statements so would I just have to wait little longer or is there way around that. Will be getting business name and license pretty soon here as s corp.
