Eviction without a lease in Washington state

I tried to search. I apologize in advance if it has already been asking. I let a friend stay in our rental for the last nine month for a discounted rent to get on his feet. He is now not paying rent and we need to evict him. Will this be more difficult without a lease? We offered him money to go away but he doesn’t have anywhere to go. Any other suggestions. Thank you

In Washignton you have 20 days before the end of the period to end a M2M, so draft up a letter that you are ending tenancy the end of October.  Post and mail or hand deliver to him today.  For the eviction you'll need to do the same with a 3 day pay or quit notice, you can do them both at the same time.  The first is the most important, though, to ensure you have legal right to the proeprty Nov 1st at the latest.
