Tenant wants to move boyfriend in.

I have a three unit property in Redondo Beach, CA.  The tenant in the studio wants to move her boyfriend in. I know I should get a credit check on him, and have him added to the lease. The question is how much to raise the rent.

Always raise rent EVERY YEAR, even if its a token $5. Inflation is never zero and tenants need to be trained to expect some increase.

When galloping inflation hits, they know something is coming and it's easier to explain how much rent was raised than to justify the fact that it went up at all after several years of no increase.
