Don't do it unless you're ready to marry him!

Always raise rent EVERY YEAR, even if its a token $5. Inflation is never zero and tenants need to be trained to expect some increase.

When galloping inflation hits, they know something is coming and it's easier to explain how much rent was raised than to justify the fact that it went up at all after several years of no increase.
