Hello Katie, thanks for the response. How would you determine what a good security deposit is? You could set it high, but then that would limit the renters that will apply. How should you go about balancing between affordable and enough to cover repairs/cleaning?

Hello everyone,

I have found a property that after running the numbers works out well, but it is in a college town. I was wondering what advice you would have if I went through with this deal on a rental for college students. What are the ups and downs? I know there may be a higher vacancy expectation due to summer months, but as far as I know most rentals in the area for college students start their leases in June and end in May the following year.

Hello, Apparently I accidentally posted this topic in the wrong forum, so I will repost in the proper forum now. As I have decided in the past mo this to peruse real estate, my mom has been supportive but telling me about stuff to look out for. She has mostly been harping on me about back Taxes. So, I was wondering how you all deal with back Taxes or if you avoid properties with back Taxes.

Hello, As I decided I have wanted to start saving some money to invest in real estate, my mom has been telling me stuff. She has particularly got on me about watching out for properties with back Taxes owed. I was wondering how you deal with back Taxes or what are common ways to deal with them.

I am new, and interested, in starting my journey in real estate investing. There is one question I have to start this out:

How can I tell if an area I want to invest in is declining, rising, or a poor decision. Aside from driving around, I have no clue how to tell. Or should I just pick an area I already know and go with it regardless of whether or not it is declining or rising.
