Would you return the security deposit?

Hello all,

Would you return the security deposit in the following case:

I had a tenant who broke the lease by having a pet in the apartment and I gave her a notice on 18th of the month and she moved out by the end of the month?

The tenant also didn't call me about a toilet leak while she was staying in the apartment and it ended up being a big problem, where I had to pay $100 to get it fixed.

What would you do in this case?
