thank you for the response jaysen! from what i have been reading, alot of sources suggest that mini splits do not heat well under 32Degrees F, what are your thoughts on that? id just hate to deal with that phone call on a cold winter morning that they are too cold. 

@Jason Arcuri yeah I think so as well, definitely the most affordable route.

@Mat O'Grady yes both floors have separate electric, I was considering that route as well. I guess I Qalil’s have to cut off the ducts to the 2nd floor if I were to go that route ? And I’m unsure how these “mini splits” work!

@Jason Arcuri thanks for the reply Jason, I’m thinking that may be the best bet. I was also considering including heat costs for 2nd floor tenant and lowering the cost of first floors rent ? Issue is 2nd floor tenant can not control the heat considering thermostat is on first floor lol

Hello everyone, so i purchased a duplex back in 2018 (CONNECTICUT)  to use as rental property (my first home). As i was eager at the time and not as knowledged as i am now i didn't do the proper investigating to notice the homes heating source was a single unit oil based furnace (thermostat being located on the first floor with the tenant). I bought the house with a tenant who no longer resides at the property and myself moving into the upper unit(2nd floor). The tenants lease she signed did not include her having to pay for oil but just electricity, (1st floors heat and hot water are fueled by oil) Me not being a home owner before and or landlord thought nothing of it until winter came along and this oil bill became very expensive. I called in a Hvac contractor to get his opinion and he insisted that the duct work was built to heat a one family home and apparently putting another unit in (i had a gas line installed to the home 2019) would be very difficult to do assuming the lay out of current duct work so having it re routed would be difficult. He then insisted having a gas unit installed into the attic and having a new duct work done would cost nearly $9,000. Fast forward to 2020 i now have family renting out the first floor and i am getting prepared to buy a single family home for myself and i will have to rent out that 2nd floor. 

Note the second floor does not have a thermostat and it wouldn't be fair to my 1st floor tenants who have to pay to heat the entire home...

Any insight would be highly appreciated!!!!

@Dick Stevens I know , as my first property my goal was to actually buy a completely vacant home. I have family that we’re LookING to rent out the house that wanted to relocate long term. As bad as it sounds I want the tenant to leave , but her lease is good until next April.

but it is legal for me to shut down access though right ?

So i closed on my home last week, i currently have a tenant who has occupied the first floor since April. I unfortunately already have been dealing with a few plumbing issues in the basement. With that being said i also planned on using the basement for my own personal use and storage. The washer and dryer that was in the house also is very old and has leaks from the washer, i am planning on not allowing her to use either washer or dryer. I have looked through her lease and it does not state anywhere that she has use of basement and laundry area. Can i legally restrict her basement usage all together? thank you in advance!
