Thanks for the info. That makes a lot of sense and is very helpful. What have you done or seen done for the idea of separate internet in a MIL unit? I have been having trouble finding out if this is possible, let alone advised.

That is actually a really good point with the internet. Considering it is a MIL unit though, are you able to have two separate internet lines for the same home?

What have some people done in regards to paying for utilities and internet within a home with a mother in law set up? I am likely going to include all utilities and internet in the rental price for sake of ease, but I wanted to hear how other people have done it or get feedback on this approach.

Yeah, I am asking in regards to while I am living in it. To be more specific, since I will be living in it and technically a MIL is one unit, can I say something like "perfect for young professional or young married couple" in the listing or would that technically be in violation of the fair housing laws?

Hey Everyone,

I am looking to close on a SFH with a mother in law unit. I am in the SLC, Utah area and I am wondering if there are different landlording laws for an owner occupied MIL unit that I need to be aware of?

Specifically, how do I find out if my area requires landlords to allow section 8? Additionally, since it is technically the same home and not a duplex are there any Fair Housing Law differences or allowances for this set up?

Hey Amy,

I see that his posting is over a year old so I am sure this property is no longer available. I am looking for an owner occupied duplex in the SLC area. Do you happen to have any others available or soon to be available?

Thanks for the response and your angle. I have definitely been considering finding a single family home where I could just rent out the basement or as Marina mentioned, have a roommate if needed! As far as finding out who the city planner is to discuss the legal aspects of that is it just as easy as googling city planner of city "x" or is their a specific site you would recommend?

Thank you for responding and for providing your advice. I really like your idea of doing a full flip, however i'm not sure I am up for a full flip. With that said, I am able to and willing to do some fairly easy upgrades such as flooring, paint, windows etc. By buying a single family home, upgrading it and living in it for only 1 year (I am aware of the 2 year capital gains idea that you mentioned)  would I be able to use a 1031 exchange to buy a multifamily without paying any taxes either? Or is that a whole other can of worms?
