Thank you very much for your input, I will keep you updated of the outcome. I decide to go with the route of separating the lot with the rest of the house and list that first, and then later on list the 2 units that could be combined if necessary but i would not go through that trouble. 

I just think it is more profitable to sell the property through two transactions (empty lot + 2 units).

I have a 2 units house with an extra lot that could hold the same 2 units home. The extra unit has a fairly new garage already built on it. I am looking for an investor that could provide the rehab cost with associated expenses. Return could be substantial. I find out extra lot could be separated according to lawyer for 5k In case lot is to be sold separately with finished garage already built. Any takers??? I will welcome suggestions as welll. Thank you!

I have a multi family home that need rehab to boost value. What the best vehicle to use it to fund project. Is using insurance to viable solutions? Please any suggestions?

Hello everyone, I am new to BP and also very excited to be here. I have a multi family that I have purchased in 2013, it need some rehab job if I am to list it for sale. A contractor is proposing to do the roofing and siding through my insurance, he says it will save me out of pocket money. What will be the wisest way to utilize this asset. I am currently living in the basement and rented the ground floor. My tenant for the second just left after 5 years, I am doing Airbnb between second floor and basement. I seem to be working just fine. Any suggestions will be welcome?
