Home Inspections During Rental Term

I have rented out my first home for a one year lease. It's about 1/2 way into the lease term and I am thinking about doing an inspection. I would tell the tenant that I would like to regrout tiles, change air filters, reseal the granite, and check for water leaks and overall maintenance of the home while also checking the condition of the home.
I would like some opinions on if a mid term inspection is something that should be done?

If so, what do you tell your tenants?

Do you ask them to not be present during the inspection?
