Tenant Screening and Seasonal employment

Hi All,

I'm going through the process of screening rental applications. Two applicants want to move in together - The first applicant is from 2  a pool technician (3,000/mo) and second applicant is currently attending grad school, is a waiter ($1,000/mo) and a golf caddie ($2,000/mo).

My question is, although Applicant 1 and Applicant 2 may be making  enough to contribute to requirement of 3 x rent/mo during summer (Rent is $1,500 for a 2 bedroom so would need $4,500 between 2 people), how does one ensure that they will have enough money during fall-winter to contribute to rent.  How do I address these concerns with the applicants?

At this time, I have not contacted employers as I only receive application today.

At this time, I have not contacted employers as I only receive application today.  

Running their credit will give you insight into how often they miss their payment obligations. You can also run an eviction check to see if they have every been evicted.
