How Did You Find Your Property Manager

Hello all, curious how owners find their property managers / management firms.  Are you using Google and then calling the top listed, word-of-mouth, your real estate agent?  How happy were you with the results?  I'm sure there are horror and positive stories from all.

If you're a PM, same concept: how do you find most of your clients?

I use a PM for some properties and self manage others. I got the PM on a recommendation from a realtor; would not feel comfortable just googling. Inheriting a PM where possible might be the best. Training is essential-we all work a little differently and have varying expectations-let them know yours.
