Who pays for new kitchen floor?

So I have this house 4 years and put in new roof last year . 

Tenants are inherited- been there 10 years . 

In a poor area . I’m lucky to have good tenants -  they pay rent on time always .  Never raised their rent because I know they can’t afford it , I’m still getting 2 percent of purchase price so I’m good . 

Now they’ve asked me to replace the kitchen floor because “it’s getting pretty beat up”. 

Whose responsibility is it?
