new landlord need some advice
I'm in need of some good resources, deciding what the rent property for, stay landlord or go with a rental agencies and some good documents to start out with a general lease agreement and application

@Ronald Erwin If you have the time to manage it yourself then I would go that route. Nobody will care about your property and placing good tenants in it more than you will. I would highly recommend reading Brandon Turner's book on managing rental properties it covers all the bases for self management. I know biggerpockets recently released state specific landlord forms as well I would check to see if Iowa is one of the states they released the forms for. You could use those to have solid forms to use for managing.
