@Marisa Rowe I drive alot for work I listen to about three hours of podcasts and usually read for a half hour then one hour of investment for my work per day

@Josh Thomas inwould absolutely rent them, age has NOTHING to do with it and judging a person on that and that they are in school is morally wrong in my opinion.if they meet the rent qualifications, and have good credit and no past evictions is the only thing that should be looked at, everyone was 20-25 one time they are going to school bettering them selves. there would be no reason to rent besides the one person that had bad credit

@Sarah Buchanan I know your getting alot of people recommending to sue, but me personally, I wouldn't you did approve the dog to be in the house, I do have some questions do you like the renters are they good payers? I would put this into affect and I do think the dog should be removed, i would go over there, be cautious of the dog, and talk to them face to face about the situation.

i currently have rental property, in a different state. i live in Iowa, my property is in Oregon. you need to make sure when your doing your analysis, that maintenance cost is included in that. find a contractor  and call them when something goes wrong. example, my renters called me last month about a toilet that just continuously running. i called a local plumber they came out fixed the problem  and sent me an invoice easy. i have a friend in the state that comes and looks at the property every quarter. lets me know if anything is wrong that wasn't reported. my renters pay with direct deposit. its important to vet your renters make sure they know what you expect.

me personally i would do a refi and get the cash you have invested  and reinvest it into another property and keep that cash flow coming.
