How Do You Handle Storage?

Hello BP!

I was curious how other investors/landlords handle storage in their properties. I have a basement with a ton of room for storage and I've noticed this is a big selling point to potential tenants.

I see it as a plus but how do I go about organizing this? Do I create storage units in my basement? I already made one mistake where my first tenants just kind of placed things down there and I hate that but it is my mistake and I'm hoping to learn to control and optimize this situation.

Thanks!

Build something LIKE THIS.

I've managed properties that had chain-link cages and others that built little storage rooms or closets with 2x4s and plywood.

Whatever you choose, I recommend clearly labeling them, making the tenant provide their own lock, and posting warnings everywhere - including in the lease - that tenants can use storage at their own risk and you are not liable for lost/stolen goods. I would also include a list of forbidden items like flammables, firearms, food, etc.
