Property Management for another investor

Hello all,

I have another investor who lives out of state and wants me to manage his couple of properties for him. So my question is I would like to have a proper signed agreement between us. Now can I do this if I am not a licensed property manager in the state? What options do I have available? He said he will have other properties that I would like me to manage.
