Inheriting Section 8 Tenant

I am FINALLY closing on my first rental property (3 unit) this Friday! However, back in late January when I had my inspection I learned from the current tenant that she and her family were month to month and said they would be moving out. I thought nothing of it at the time but here we are today and I've learned they are Section 8 and have not put a 30 days notice into the property management company anything about them moving.

My question is so broad that I need help narrowing down what I should do here. Do I need to have the place reinspected to be Section 8 compliant? Do I contact HUD to cancel payments to the current property management company? The property is in Humboldt Park, Chicago and I intend to owner occupy within the month. Thanks!

Contact the office that works with your tenant and tell them you are the new owner and that you are closing on the property soon. You will have to fill out some paperwork and return it back but it is not difficult at all and you may be able to set up direct deposit to one of your accounts.

If you want to keep them, just keep on receiving rents from them and go on a month to month basis. I do not believe you will need to re-inspect the property if it has already been done this year. I had the same situation as you...I closed in August 2017 and the inspector was scheduled for a yearly inspection in November 2017. Everything passed and now we are all set until the next inspection.
