Renting Out Residential Garage Do I Need Liability Insurance?

Hi All,

So I'm renting out the garage on a multi I own in MA to maximize my cashflow. 

Already have a lease printed out that, should the renter sign, has a clause in there that says we're not liable for anything missing from the site. We have a renter who is interested in grabbing the space for car restoration.

I was told I need liability if they are doing restoration of any kind. Is this true, and how can I protect myself from any liability should it arise?

Either in this case or otherwise.
