A lot of people on BP get heated quick when talking about PM cos... and rightfully so. There are however also those that pride themselves in providing top quality PM services.

Anywho, I figured I would open this up to some constructive creativity.

What would your ideal PM company provide?

I'm glad you asked this, I'm interested in the replies you'll get, because I know what I like, and I know what my clients like, and it differs sometimes.

I prefer a PM that can take care of things without bugging me all the time. Call me about the important things, but handle standard maintenance as it comes up. I only have one property being managed by someone else, because its far away, but I think he does a great job. Its one guy, but maintenance is cheap, and he does a good job of collecting rent and choosing tenants. Some of my clients though, prefer to know about everything.
