What makes ILS's produce so attractive is there is no due on sale clause, because everything is financed in house.

ILS Investor Loan Source is offering a great in house wrapable loan produce, but they're so backlogged that their processing time is up to 60 days.  Is there another lender out there that offers an in house wrapable produce? This will be our first time trying to do owner finance, and ILS made the process pretty easy.  So, if there's another lender or someone has experience doing wrapable loans, we're eager to read any feedback.  Thanks

In need of a contractor for New Orleans downtown as soon as today or tomorrow. Looking at a property that’s a short sale and need to make an offer. Anyone know of a experienced contractor in this area?

Anyone know of any private lenders in the Houston or surrounding areas? We are currently working on one project using hard money and would like to buy a condo for STR. Or what is the best way to make this happen. Also, I have a few multi-family properties that we are interested in buying. The owner is selling before auction in two weeks. How does or can funding work if you would like to buy more than one multi-family property at a time? Thanks!

Evening BP Family.  We just picked up our 1st property in San Antonio.  Does anyone have a good contractor they've used or still currently use?  Its an all cosmetic flip (paint -inside and out, floors, and counter tops in kitchen, and baths).  Thanks
