Buying Where There are Many Rentals Vacant

Hi Everyone, In his latest webinar earliest this week, Brandon spoke about going to Craigslist and offering to buy from those who are renting their place. His example featured an area with over 200 rentals. Can someone help me understand why you would want to buy in an area that has an abundance of available rentals? Isn't this a red flag? Am I missing something? I ask only because I know Brandon is an expert so it must be an angle I don't see.
