I like RentecDirect. I tried Buildium briefly as well. Both have similar uses but I like Rentec better.
Cool thing about Rentec is they actively listen to you. I gave them crap here on BP about some things that annoyed me with their product & they went in and added the changes I was looking for. Thought that was pretty cool of them.
