Property Management Procedure Manual

Does anyone have any experience providing a property manager with a procedure manual?  For example, if a property becomes vacant in winter I expect you to turn the water off and check the heat every 3 days?

Tim,

I would put your expectations in your management agreement, or a separate  addendum outlining everything. May want to have pictures with a date and time stamp. I have done this in the past when I have provided home watch for people with second or vacation homes in their absence
