Thank You for the input.  I think I'm too nice sometimes.  I defaulted to sending it back but after the lawsuit threat I started thinking that was the wrong direction to go.  Thank again!

I recently received a check in the mail from a tenant that moved out three months before their lease expired. Shortly after cashing the check the previous tenant texted me and said they were going to sue me for stealing money from their account. It appears the check was sent from a third party online payment processing center (which they set up evidently by mistake).  Lastly, when the tenant moved out I kept their security deposit to cover some of lost rent but they still had a balance owed to me(more than the security deposit and this recent check). What should I do with the money keep it or send it back?

Does anyone have any experience providing a property manager with a procedure manual?  For example, if a property becomes vacant in winter I expect you to turn the water off and check the heat every 3 days?

I'm looking for a reference for a company or broker that will insure my properties in three different states (IL, CO, CA).  Can anyone recommend a company or broker?

I recently received a notice from my attorney that its time for my LLCs annual maintenance. The fee which included being my registered agent was $595. Is this a reasonable price? Can someone explain the reason for the registered agent and what would be required for the annual maintenance. My LLC is registered in IL (where my rentals are) and I live in CA. Any help would be greatly appreciated.
