Dating tenants break up... who stays?

I bought a property earlier this year and inherited the tenants. She has been leasing the house for 6 years and he moved in a few years ago and was added to old lease and is on the lease I have with them. She calls yesterday and says she thinks they are splitting up and he is threatening he gets to keep the house. They can both afford the house individually. What steps do I take in this situation?

I wouldn't do anything at this point. Not your job to decide who stays or goes. Legally, they both have a right to be there since they're both on the lease. If one is going to leave, that needs to be their choice...not yours. All I would be concerned with at this point is that rent continues to be paid on time each month. And they're both still responsible for its payment as long as they're both named on the lease.
