Problems taking over property management

I recently decided to take over the property management of a town home I own. The tenants are an elderly couple that are not in good health. One of their daughters is a guarantor on the current lease and the point of contact I was referred to from the outgoing property management company. I called her and let her know of my intentions to take over the management and provided her with all the necessary information via email. I drew up a new lease that very closely matched the existing lease and now she is refusing to be a guarantor for her parents but will still be the one sending payment. I am afraid I am getting into a difficult situation I do not fully understand. Any advice from the community would be greatly appreciated. I am afraid this situation is going to get out of hand quickly.
