place renter prior to closing?

Question: we are closing on a home November 30th and plan to rent it immediately. The current owners have vacated the property already and have asked if we would be okay placing a renter prior to closing. I have many questions about how this would legally work.  They proposed we rent from them (sign a lease) and then we sublet to renters of our choice. The sellers would like this because they have already moved and are now paying two mortgages so they want some income in the next 2 months.  It also would benefit us to be able to place a renter in september instead of december (we are in Minnesota). I am just wondering if i should consider doing this? And what is the legal way to do this?
