What company or website do you use for background checks that doesn't require the renter to do anything themselves?  I already have all the information, but the websites I am finding want me to send emails to the tenants to have them do stuff.  Can't I just enter it all in myself?

Thank you...so she stays on their month to month lease until November 1st, then ours starts?  (Closing 10-5-17).

I am closing on a property next week with a current tenant we plan to keep.  I am just wondering what sort of documentation I should get from the sellers regarding the tenant.  We will be getting the security deposit transferred to us at closing, but do I need any documentation that the seller and tenant are parting ways with nothing owed to either party, ect.?  She is on a month to month lease currently and I plan on having her sign our lease immediately after closing.  I have already met and screened her.   Thank you!

@Tim Swierczek  - thank you.  We are currently working on moving up the closing date to within the next month and if that happens we will likely not place anyone prior to closing.  But I will definitely contact you with any further questions if we end up doing this. I definitely would insist the use my lease and I choose the tenant.

@Tim Swierczek - thank you so much.  Exactly what I am trying to avoid is placing a renter in the winter here.  I have contacted the sellers with what I would feel comfortable doing and am waiting on their response.

@John Woodrich - I agree.  They want us to rent from them and then sublease to another renter (of our choice) so that they can get some rental income and presumably have us deal with being the landlord.  I am not going to do that for the obvious liability/legal issues involved with me being a landlord of a property I do not own or carry insurance on.  I think the only way this would work is how you said, have them rent to someone for 2 months and then we take over with a new lease or assignment of the lease to us at closing.  Thank you for your thoughts.  Nice to hear from someone from my neck of the woods.

@Christine Kankowski - the only benefit I can see for me it to not have to be finding a renter in Minnesota in December.   I think I might have more choice of tenants renting it now.
