A guy walks up to my front door I stop him. Come to find out due to my negligence my house was sold last via Sherriff. I have too much equity to lose the property and can likely pay the balance due which is the worst part. All advice is appreciated.

What is the best route to go for a house that is cracking in the back half? I know my house is settling. How do I go about fixing this? Do I call an engineer? What will something like that cost?

@Christine Swaidan @Ronan M. @John Pierce Thanks for all the input. I think I will subscribe based on all feedback given here. You figure the $40 is just the cost of doing business esp if units are occupied in a more timely manner.

So I spoke to a lender last night who offered me a "solution" to my current situation. 

Portfolio stands at : (1) free and clear 3/1 single family in Camden NJ -- in the last stage of BRRR, so looking to get the cash out.

&

(1) Duplex that is tenant occupied with an FHA mortgage on it. Purchased in 2015, did a streamline refi in early 2017.

The game plan would be to refi out of the FHA into conventional so I can buy another multi-family with an FHA loan while pulling the cash out of my Camden SFR.

The reason I need to change my ownership of SFR from my LLC to my personal name is because this is what my lender is advising me to do since it would be hard to get the cash out in an LLC in Camden (one of Americas most dangerous cities).

I have too much cash out there that I need to clear up therefore I need to pull the cash out the unit.

Any suggestions, concerns or criticisms, yes criticisms, iron sharpens iron right?

@Bola A. Thanks for the advice! I think i'm leaning this way. Btw how are you fairing down in Houston. I will be there in October and looking to get my hands dirty.

@Jim Shepard This is what I believe I will do worst case scenario. I do not want to do a turnover right now.
