Smooth sailing, until…

 OK. Just approved and signed a lease with what looks to be two incredible tenants on my first rental property. Their previous landlord of five years said they never paid late, not once. And their previous rent was $500 over my rent, so I feel pretty great about getting paid.  And up until this point, our conversations in communication has gone very well. 

They've been in for a few days, and I went over to tie up some loose ends, such as replacing a window pane.  When he answered the door, there was a tiny little dog that ran up to his feet. In their application, both tenants said there would be no pets. The lease is Brandon Turners document from the landlord book,  and I think it says that if a pet is in the property, a $200 pet fee must be paid. 

 I finished my work at the property and went home. Should I address the pet, and how firmly should I do so?
