It appears I may not have selected great tenants my first time around. They paid a security deposit + prorated rent for August, but about 9/3 the payment still hadn't gone through on Cozy. So I texted to make sure there were no issues with the payment system. They said, "No issues, one of their direct deposits didn't go through so they were having to pick it up in person." Got a call, maybe the next day, for one of them saying that the church he works for has fired their "minister of finance," and there were some issues writing people their checks.
I think 9/6 (my birthday!) I went and delivered a courtesy late rent notice, saying that the $100 late fee just applied and every day from here on out $20 will apply. They said the church is having an emergency meeting, and hope it will work out soon.
His income from the church is supposedly 41% of their income, and they rented a house for 5 years for $1400/mo previous to this one, which is $925/mo.
I'm thinking I'll give them a pay or vacate notice the 15th. Sound right?

I'm looking to make some money on a per hour basis, or contract work, and I want to know if there are any VA websites I should look into signing up for. I would like to draw on my background which includes a bachelor's degree in Mechanical Engineering, control system design, sales and proposal writing. My last salaried job worked out to be about $25/hour, so anything approaching that number would be sweet.
Recommendations?? I'm looking into Upwork right now.

OK. Just approved and signed a lease with what looks to be two incredible tenants on my first rental property. Their previous landlord of five years said they never paid late, not once. And their previous rent was $500 over my rent, so I feel pretty great about getting paid. And up until this point, our conversations in communication has gone very well.
They've been in for a few days, and I went over to tie up some loose ends, such as replacing a window pane. When he answered the door, there was a tiny little dog that ran up to his feet. In their application, both tenants said there would be no pets. The lease is Brandon Turners document from the landlord book, and I think it says that if a pet is in the property, a $200 pet fee must be paid.
I finished my work at the property and went home. Should I address the pet, and how firmly should I do so?
